The DLD step of an inheritance transfer is quick because the file does the work. Every document below exists to prove one of three things: who died, who inherits, and that nobody with a registered interest objects. Assemble it completely and the registration is routine; leave one item out and the whole queue of heirs waits.
The file is anchored by two documents from the same authority, and they are not interchangeable. The first is the legal notification of inheritance — the court’s succession document, naming the heirs and their shares. The second is the official letter addressed to the Dubai Land Department, requesting transfer of the title to those heirs. A determination without the addressed letter does not move the title; heirs regularly arrive at DLD holding the first and missing the second. Where the deceased held a registered DIFC will, the DIFC Courts probate order and its letter serve the same function; where Awqaf is involved, the competent authority’s letter does.
Emirates ID copies for every citizen and resident heir; valid passport copies for every non-resident heir. Two failure points recur. Expired documents: an ID or passport that lapses between the court stage and the DLD application re-opens the file. Name mismatches: the name on the passport, the Emirates ID and the court’s document must reconcile — transliteration differences between them are the single most common correction. The existing title deed or, for off-plan holdings, the interim-register position. Where the property is mortgaged, the bank’s no-objection letter. Where it is held under a preliminary sale agreement, the developer’s no-objection letter — and the developer will not clear a file carrying service-charge arrears, so obtain the statement of account early.
Nothing in the list is exotic; the difficulty is that the papers sit with different people in different places. The pattern that works is a single coordinator holding every document — original or attested copy — before anyone approaches DLD. Citizen and resident heirs enter the file on Emirates ID; non-resident heirs enter on valid passports. Every heir appears — residence changes which document proves identity, not whether it is needed.
The file can be assembled in parallel with the court stage — and should be — but the application moves only once the addressed letter exists.
