What an Inheritance Transfer Costs at DLD — and Why It Is Not 4%

The most common miscalculation heirs make is pricing the transfer at 4% of the property’s value, as a sale would be. It is not. The Inheritance Title Transfer is charged at a flat AED 1,000 per property, plus the fixed registration items below — the same whether the apartment is worth eight hundred thousand or eight million.

What the 4% actually attaches to

The 4% DLD transfer fee is a fee on sales. It applies when the heirs — with title in their names — later sell to a buyer, and it applies then at the standard rate on the standard basis, exactly as any sale. Who pays, and how

DLD collects one set of fees per property per transfer, paid on approval through DLD’s published channels. How the heirs share that cost between themselves is a private arrangement — the register records shares in the property, not shares of the invoice.

The two costs the table does not show

First, the court stage carries its own costs — court fees, translations, attestations — which belong to the succession process, not the DLD transfer. Second, where no-objection letters are required, banks and developers may charge their own administrative fees for issuing them. Neither changes the DLD schedule; both belong in the family’s budget. Is the AED 1,000 per heir or per property?

Per property. Four heirs inheriting one apartment pay one fee; one heir inheriting four apartments pays four.

Is VAT added to the DLD fees?

The service partner fee carries VAT; the government items are as published. The datestamped table above is the schedule to rely on.

Does the property’s value change the fee?

No. The inheritance transfer is flat-rated — value matters only later, if the heirs sell, when the 4% applies to the sale.
